{"id":2139804,"date":"2025-06-12T06:32:50","date_gmt":"2025-06-12T04:32:50","guid":{"rendered":"https:\/\/grupliving.vayabits.com\/?p=2139804"},"modified":"2026-03-17T16:04:50","modified_gmt":"2026-03-17T15:04:50","slug":"annual-ipc-adjustment-for-tenancy-agreements","status":"publish","type":"post","link":"https:\/\/grupliving.vayabits.com\/en\/annual-ipc-adjustment-for-tenancy-agreements\/","title":{"rendered":"Annual IPC adjustment for tenancy agreements"},"content":{"rendered":"<p data-start=\"0\" data-end=\"144\">At Living Sitges, as well as selling homes, we keep you up to date with the latest legal developments, in this case the annual IPC adjustment.<\/p>\n<p data-start=\"146\" data-end=\"355\">Royal Decree-Law 6\/2022 has been published in the Official State Gazette (BOE), introducing urgent measures as part of the National Plan to address the economic and social consequences of the war in Ukraine.<\/p>\n<p data-start=\"357\" data-end=\"608\">Among other economic and social measures, Article 46 establishes an extraordinary measure regarding the maximum IPC increase for residential tenancy agreements where the rent is due for adjustment during the period from April 1st to June 30th, 2022.<\/p>\n<p data-start=\"610\" data-end=\"703\">This measure is not retroactive, so any adjustments made before April 1st are not affected.<\/p>\n<p data-start=\"705\" data-end=\"905\">The regulation distinguishes between \u2018large-scale\u2019 landlords and other landlords, although in all cases it sets a maximum increase of 2%, which is the ceiling of the Competitiveness Guarantee Index.<\/p>\n<p data-start=\"907\" data-end=\"1269\"><strong data-start=\"907\" data-end=\"935\">\u2018Large-scale\u2019 landlords:<\/strong><br data-start=\"935\" data-end=\"938\" \/>The rent increase may not exceed 2%. In this regard, please note that, for the purposes of this article, a \u2018large-scale landlord\u2019 is defined as a natural or legal person who owns more than 10 urban residential properties or a built area of more than 1,500 m\u00b2 for residential use, excluding garages and storage rooms in all cases.<\/p>\n<p data-start=\"1271\" data-end=\"1451\"><strong data-start=\"1271\" data-end=\"1291\">Other landlords:<\/strong><br data-start=\"1291\" data-end=\"1294\" \/>The parties may agree on the maximum percentage increase based on the IPC.
