Expenses involved in buying and selling a property

Taxes

New-build properties (new homes)
You pay 10% VAT on the price of the property. In addition, you pay Stamp Duty (AJD), which in Catalonia is 1.5%.

Second hand
You pay Property Transfer Tax (ITP), which in Catalonia is: 10% up to €600,000
11% between €600,001 and €900,000
12% between €900,001 and €1,500,000
13% above €1,500,001
(With reduced rates for younger people, large families, etc., as applicable).

Notary

Notary fees depend on the price of the property and the number of copies, but they usually range between €600 and €1,200 approximately.

Land Registry

The usual cost of registering the property in your name with Land Registry is between €400 and €800.

Management

You only pay it if you buy using a mortgage. The management agency is responsible for processing taxes, registration, and banking documentation: this usually costs between €300 and €500

Mortgage (if required)

The bank may charge some administrative fees for processing it, depending on each entity. To get a mortgage, the property must be valued and the cost is calculated according to its worth, which is usually between €400 and €900.
